We are still seeing increased inventory and decreasing home prices. Competition amongst Buyers has become much less over the past few weeks, giving them more leverage for shopping and home inspections. It's now common to see Seller credits negotiated and applied to Buyer's closing costs and rate buy downs, in order to make payments more affordable and allow for less cash out of pocket. Recent conversations with my lenders predict that there is forcasted to be a refinance market in 12-18 months, but that is of course not guaranteed. Only time will tell and I'd say it's always smart to work through scenarios with present day numbers to make sure it's a comfortable purchase for you. - Greg
