It finally feels to me that we have entered into a Buyer's market. It's interesting to see the market landscape transition so quickly from what we were seeing a year or two ago. Rates are floating in the 8% range and prices are holding strong for now. In Bend we currently have 722 active listings and 229 pending. This tells me that as a Seller, you have a ~32% chance of getting your home sold when entering today's market. It's more important than ever to properly price, market and negotiate your way through a successful sale. For Buyers, the main struggle is rates and payments. I am still working with several buyers to overcome these issues with seller credits, creative financing and crafty lenders. The buyers that win in this market either have cash, large equity rollover or the will power to get out and explore their options.
