The latest market report from Beacon appraisal group shows Bend prices have slightly decreased and continue to settle. Redmond prices jumped drastically last month up 30k, for an average of 469k. This could signal a migration of buyers out of the Bend area and into Redmond, which is a much more affordable housing market. Last week felt very busy with activity and the Spring market seems to be taking off. Year over year sales volume is still down but that doesn't mean that we are at a standstill. People are still moving, but the motivation needed for their move seems to be more than it was before interest rates spiked. This market offers a good opportunity for sellers with rental properties or second homes that are below the average price point in their city. These seem to be the "hot spots" in our market. I see homes in the mid 500's in Bend going fast with multiple offers. In Redmond ~400k. We are still seeing a lack of inventory and I expect prices to stay strong through this Summer.
