Our local market is showing some interesting dynamics this season. The number of new listings coming up, has finally slowed down a bit after a huge seasonal influx. This coupled with slower buyer demand, has created a sense of saturation throughout Central Oregon. The number of pending properties and sales remains steady, echoing last year's trends (which weren't all that great). There is just so much to choose from now that the sales activity is not keeping up with the number of homes available. This scenario creates a favorable environment for buyers, who now have more leverage, while sellers need to be more strategic with their listings and exercise greater patience. The market is seeing a mix of activity in different price points and average days on the market varying significantly depending on the property type and location.
