This past week I noticed a few lower priced homes go quickly, at about 3-7 days on market. Most inventory under 600k is very competitive right now in Bend and I can feel the Buyer demand outweighing the supply. I was recently able to help a Buyer client of mine lock in their first home, but we were up against 7 other showings the first day and competing against several other offers!

 

But don't get too excited Sellers... The bulk of the Central Oregon market is still moving slower than anticipated. Higher priced homes are continuing to sell and seem to be less affected by the rates and economy than other price points. This is a big reason why we saw a dramatic upshot in the Bend median house price month over month. If lower priced homes are not coming to market and the bulk of home sale are happening over the $1M range, our median price will jump. That's different than the overall market prices rising quickly.
